Lender review
Is Bluebay Home Loans a good home loan lender?
The short answer
Bluebay is really two lenders under one name. Flexi covers self-employed, expat and non-resident borrowers, construction and bridging up to 80 per cent. Classic handles clean-credit buyers to 95 per cent. The catch: the rules differ between the two, and Classic wants a clear credit history.
How we rate them
Our assessment, not a lender claim. Five dimensions, scored out of five, revisited when the policy-checked date changes. Rate & fees is judged on the pricing borrowers actually transact at. Bluebay publishes no turnaround or app measures, so speed, technology and service are scored from documented process only.

Bluebay prices by range and risk. Flexi near-prime, expat and non-resident loans carry a one-off risk fee that rises with the loan-to-value ratio, and Classic loans above 80 per cent carry a lender protection fee in place of mortgage insurance, which can be added to the loan. Pricing changes have also applied to loans already in the pipeline.
Can I get a loan with them?
Probably, if the file fits one of its two ranges. Flexi suits self-employed, expat and non-resident borrowers, with a near-prime tier that reads small defaults and tax debt. Classic suits clean-credit Australians who need a bigger loan against the property.
The two ranges never mix. Flexi stops at 80 per cent of the property value and offers alternative documentation: an income declaration backed by an accountant's declaration, 6 months of activity statements or 3 months of business bank statements. Its near-prime tier accepts paid defaults older than 24 months, small defaults and the payout of tax debt. Classic goes to 95 per cent in metro and non-metro areas, but every Classic loan needs a clear credit history, and regional postcodes are held to 80 per cent. The firm lines: super funds cannot borrow under Flexi, boarding houses, studios and serviced apartments are out, and owner-builders are not accepted. Which range a loan belongs in is the first thing we work out.

Pros and cons
What works
- Two ranges under one name: Flexi takes self-employed, expat and non-resident files that need alternative documentation, and Classic lends to 95 per cent to clean-credit buyers.
- Flexi alt doc needs an income declaration plus just one of an accountant declaration, 6 months of activity statements or 3 months of business bank statements.
- Flexi near-prime accepts small defaults, older paid defaults and the payout of tax debt.
- Construction, bridging for buy-before-you-sell, and vacant land are all covered, along with co-living and specialised rental accommodation on Classic.
- Expats and non-residents can borrow under both ranges, including on foreign income.
- Flexi prime lending carries no risk fee up to 80 per cent.
What doesn't
- The ranges cannot be mixed: Flexi stops at 80 per cent, and Classic needs a clear credit history on every product.
- Regional postcodes are held to 80 per cent on Classic, and Flexi accepts them only on its near-prime tier.
- Flexi will not lend to super funds, discharged bankrupts under two years, public companies or owner-builders.
- Studios, serviced apartments, boarding houses and partly built homes are not accepted as Flexi security.
- Risk fees replace mortgage insurance and rise with the loan-to-value ratio.
- Pricing changes have been applied to loans already in the pipeline, so nothing is held between application and settlement.
What are they distinctly good at?
The self-employed or overseas borrower whose file is real but does not look like a bank's. Flexi reads income from a declaration backed by one simple document, accepts foreign income, and has a near-prime tier for small credit blemishes and tax debt. Classic then covers the clean-credit buyer who needs more than 80 per cent.
Flexi runs nine niches on one platform: full-doc and alt-doc lending at prime and near-prime level, expat, non-resident, construction, bridging and vacant land. The construction loan pays interest only during the build and then reverts to a standard loan, and bridging allows 6 to 12 months with no repayments while the old home sells. Classic adds loans for co-living, boarding and specialised rental accommodation, and self-managed super for business property or refinancing. The common thread is that each niche has its own rules, which is why the product comes after the borrower.
Who it suits, and who it does not
A good fit if
- Self-employed borrowers who cannot show standard financials.
- Expats and non-residents buying or refinancing Australian property.
- Clean-credit buyers who need to borrow above 80 per cent.
- Buyers who need construction, bridging or vacant land finance.
Look elsewhere if
- Borrowers with defaults who want the Classic range.
- Super funds wanting a Flexi loan.
- Buyers of studios, serviced apartments or boarding houses on Flexi.
- Anyone relying on pricing being held between application and settlement.
Our verdict
A lender for the file that needs the right door. Bluebay offers two separately governed ranges: Flexi for self-employed, expat and non-resident borrowers, construction and bridging up to 80 per cent, and Classic for clean-credit borrowers up to 95 per cent. Neither is a catch-all, and the rules do not carry over from one to the other. Used well, it fills real gaps for alternative documentation and overseas income. The discipline is in matching the borrower to the right range before anything is lodged.
